Wyoming is unique in the field of real estate transactions in that it is one of the few states that does not offer a standardized disclosure form to be used in each transaction. The state of Wyoming also does not require sellers to offer any kind of disclosure at all when it comes to the condition of the property in question. Despite the lack of laws requiring disclosures, it is common practice for sellers in Wyoming to offer some sort of written disclosure to buyers to help make the process smoother.

The lack of state laws regarding real estate transactions in Wyoming does not mean that sellers can ignore the federal laws that are in place. For example, sellers offering properties built after 1977 are still required to submit a statement regarding lead paint abatement to any prospective buyers. Wyoming is also very accommodating to buyers and sellers looking to bypass the need for real estate agents, but it is still recommended that both parties hire experienced real estate attorneys for the transaction.
