In the state of Ohio, disclosure forms that must be submitted to potential buyers after the sales agreement has been signed are extremely comprehensive. Under Ohio state law, the disclosure form includes information about the municipal or well water supply, the sewage system, the foundation of the building, the floors, the walls, potential termite issues, the plumbing and the electrical system. The seller must reveal all of the information they know about each part of the house, but a separate inspection is not required.

Sellers in Ohio are also required to disclose the existence of any shared driveways or common walls between two properties. These common walls are also referred to as party walls, and they are most common in condominiums and two-family units. Sellers are not required to point out obvious issues such as carpet stains or broken windows. Sellers are also not required to offer to repair or replace any damaged or missing items.
