The Kentucky Real Estate Commission has developed a very comprehensive disclosure form that is different than real estate buyers and sellers will find in other states. This is a four-page form that includes questions pertaining to the home's foundation, the roof, recent remodeling and property easements. This form also requires sellers to disclose information about any obligations to homeowners' associations that the property must meet, and any specific traits about the home that would require unique approaches to routine maintenance or repairs. For example, any special water filtration systems would need to be disclosed prior to listing the property.

The state of Kentucky has a unique law regarding foreclosed homes that could affect buyers looking for a good deal. In Kentucky, a homeowner can buy their foreclosed home back if the final selling price is less than two-thirds the value of the official appraisal. While it is unusual that a property owner does opt to buy their property back after an auction, it can happen in the state of Kentucky.
